Modus was identified as the preferred Design and Build partner for this 5,000 sqft project following a competitive tender process administered by CBRE Project Management. The client is a leading asset manager focused on delivering investment results and building long-term client relationships while supporting research that can improve human health and save lives.
Previously based in London's Haymarket, they selected a new office space on Henrietta Street in Covent Garden and the Modus design had to be sympathetic to this interesting building and retain the excellent natural light throughout the office space.
With a project team split between London and Kansas in the U.S, the Modus team organised ourselves to facilitate an effective and smooth design and approval process, with samples sent overnight to the U.S before regular videoconference meetings.
Responsible for the design, statutory approvals, procurement of furniture and construction, Modus worked collaboratively with the client's discerning real estate team in the U.S to iterate the design until every box had been ticked. We also incorporated their bespoke I.T and security requirements, bringing on board specialist sub-contractors to complete these works.
